Construction of "Green Energy Warehouse" and "Mitsui Fudosan Logistics Park Ebina I" with virtually zero CO2 emissions for the first time in the industry
Key points of this release・ The industry's first “Green Energy Warehouse” and “Mitsui Fudosan Logistics Park Ebina I”, which emits virtually no CO2, will start construction on May 6.・ Scheduled to obtain ZEB certification. In addition to on-site power generation and supply by installing solar power generation equipment, we also respond to the problems of RE100 and ESG of tenants by combining with "green power provision service".・ Development of "environmentally friendly" that boasts green infrastructure and reduced traffic load by adjoining the Ebina IC on the Ken-O Expressway.

Mitsui Fudosan Co., Ltd. (Headquarters: Chuo-ku, Tokyo, President and CEO Masanobu Komoda, hereinafter referred to as "the Company") will hold "Mitsui Fudosan Logistics Park Ebina I" (hereinafter referred to as "MFLP Ebina I") in 2021 in Ebina City, Kanagawa Prefecture. We are pleased to inform you that construction has started on Thursday, May 6th. Completion is scheduled for September 2022. We will promote the greening of electricity consumption (* 1) by 2030 at all facilities owned in the Tokyo metropolitan area. In addition to "energy saving" at each facility, we will solve social issues through urban development by supplying renewable energy "energy creation" inside and outside the facility and green power that meets the needs of tenants. We will expand our efforts toward the realization of a carbon society. * 1 "Electricity used" is equivalent to the common area owned by the Company (including partial ownership, excluding the amount equivalent to privately generated power in each building). "Greening" means using a non-fossil certificate to effectively convert the electricity used into renewable energy. 1. 1. Industry's First Initiative "MFLP Ebina I" is scheduled to acquire ZEB certification (* 3) as the industry's first "green energy warehouse (* 2)". A solar power generation facility (equipped capacity: approx. 2000kW, power generation amount: approx. 2,200,000kWh / year) will be installed on the roof to realize on-site power generation and supply, as well as through the "green power provision service (* 4)". By establishing a system to supply 100% of the electricity used in the facility as renewable energy, we will meet the needs of tenant companies for RE100 and ESG issues. In addition, by adopting energy-saving items such as desiccant air conditioning and geothermal heat pumps for office applications including common areas excluding warehouses, we will reduce CO2 emissions associated with primary energy consumption by 50% or more. (* 5) * 2 By acquiring ZEB certification for the "Green Energy Logistics Center" and making it possible to supply 100% of renewable energy, the total CO2 emissions of the entire facility according to the actual usage conditions are virtually zero. Aimed environmentally friendly facility (trademark applied) * 3 About ZEB certification ZEB (Net Zero Energy Building) aims to reduce the energy consumed in the building while realizing a comfortable indoor environment. By saving energy and creating energy, energy consumption can be reduced to zero on the net. In the evaluation based on BELS (Building Energy Conservation Performance Labeling System), "ZEB" and "Nearly ZEB" are used according to the BEI (ratio of design primary energy consumption to standard primary energy consumption) and the use of renewable energy. You can get third-party certification specializing in energy performance by rank such as "ZEB Ready". * 4 "Green power provision service" A service for tenants such as office buildings owned and rented by the Company and consortium owners. Utilizing our various electric power greening mechanisms, we will provide the electric power used in office buildings, etc. as renewable energy by using non-fossil certificates. * 5 The amount of carbon dioxide emission reduction by various energy-saving items is as follows. Image of facilities such as offices 2. Various environmentally friendly initiatives In order to harmonize with the surrounding environment, we will establish a rainwater reservoir and a green zone as a green infrastructure (* 6) in the buffer zone with the adjacent Ebina Sports Park.・ A rainwater storage pond with a maximum water storage capacity of 2,100 m3 will be set up in consideration of the landscape, and rainwater on the premises will be stored once and drained gently to the outside. Not only in the event of a disaster, it is usually maintained as a waterside space that takes the landscape into consideration.・ As "Ebina no Mori", 20% of the entire site, about 10,000 m2, will be maintained as a green space, and about 1,500 high and middle trees and about 15,000 shrubs will be planted. At the boundary with Ebina Sports Park, we will build a row of cherry blossom trees that will be borrowed from the park side, and we will consider the local landscape.Green infrastructure image of "MFLP Ebina I"
* 6 Green infrastructure is a social capital development method proposed in the United States with the idea of utilizing the functions of the natural environment to solve various problems in society. In recent years, the concept has been introduced in Japan as well, such as the establishment of the "Green Infrastructure Public-Private Partnership Platform" by the Ministry of Land, Infrastructure, Transport and Tourism on March 19, 2nd year of Reiwa. 3. 3. Location with excellent accessibility "MFLP Ebina I" is adjacent to the "Ebina" IC on the Ken-O Expressway, and boasts excellent access to major areas of the Tokyo metropolitan area, making it an excellent location as a logistics facility. .. In addition, it is an 11-minute walk from Atsugi Station on the JR Sagami Line and Odakyu Electric Railway Odawara Line, making it an excellent location for commuting and securing human resources. Furthermore, in order to improve the safety of surrounding traffic and alleviate traffic congestion, we plan to set up an exit on the prefectural road dedicated to automobiles to support future automatic driving of trucks and platooning. 4. Concept / Architectural Plan (1) Design Features The exterior design of this facility is based on the concept of Organic Flow, and is a façade that abstracts organic patterns with respect for nature. A wooden louver is placed, and the expression changes from moment to moment due to the changing seasons and the sunlight. The office building on the east side of the building is lined with high-ceiling offices with green balconies, providing a comfortable workplace. (2) Utilization of forest-derived timber owned by the Group In addition, the Group owns and manages approximately 5,000 ha of forest that spans 31 cities, towns and villages, mainly in the northern Hokkaido region, and maintains timber and forests that have reached the optimal logging period. We will adopt an environmentally friendly design by actively using the thinned wood produced by the above in the finishing materials and furniture of the entrance and lounge of the property. (3) Enriched common areas To support coronavirus, a body temperature measurement camera and antiseptic solution will be installed at the entrance, and security gates and elevators will be non-contact type. In addition, on the top floor of the facility, there is a lounge overlooking the Tanzawa Mountains and Mt. Fuji over the Sagami River, so that everyone working at the facility can spend their time comfortably. (4) Safe and secure efforts In addition to environmental measures, BCP functions such as a 72-hour emergency power generator, seismic isolation device, and ground height setting assuming floods are also available, in case of emergency. You can use it with confidence for tenant companies.Lounge interior image using thinned wood
